In this blogpost, we're going to share 20x20 house plans with 2 bedroom, designed for those with a compact plot who want to build a well planned home. When working with a limited area, it is crucial to utilize every inch efficiently.

Today, we are excited to share two variations of a 400 Sqft Ghar ka Naksha —one with a staircase and another without. These designs maximize space while ensuring comfort and functionality.

Option #1 Plan and Design Approach:

Space Optimization Strategy:

To make the most of the 400 sqft area, we have carefully designed the layout, ensuring that every inch is efficiently utilized.

1. Efficient Wall Thickness:

We have used 5 inch brick walls instead of 10 inch ones to maximize the usable space within the compact plot.

2. Two Bedroom Layout:

The house features two bedrooms, making it ideal for a small family. Despite the limited space, we have ensured a comfortable and functional arrangement.

3. Open Kitchen Concept:

An open kitchen has been incorporated to create a seamless flow between spaces and enhance the feeling of openness.

4. Compact but Functional Toilet:

A 6'0" x 4'4" toilet has been provided to ensure convenience without occupying excessive space.

5. Smart Staircase Integration:

We have designed a 17-step staircase with each riser at 7 inches.
After 12 steps, the height reaches 7 feet, allowing us to utilize the space beneath the staircase effectively.
The main gate has been placed under the staircase to optimize space usage.
A small living room is also provided in this area, making the most of the available space.

Option #2 Plan and Design Approach:

Everything remains the same as in Option #1, but by removing the staircase, the living area now measures 8'2" x 12'9". This adjustment creates a more open and functional space, enhancing the overall comfort and usability of the house.
